Upgraders form a large percentage of those looking to build their dream home at Parklea’s new Warragul development Lillifield, according to the results of a recent survey.
Of the 38 people who responded to the short online survey, 38 per cent described themselves as upgraders. The next largest group was investors at 27 per cent, followed by downsizers at 19 per cent. Only 8 per cent described themselves as first home buyers.
The majority of respondents, 39 per cent, said they were looking to buy in the next 6 to 12 months, closely followed by those who want to buy within three months. A total of 21 per cent said they were looking beyond 12 months.
Reflecting the regional location of Lillifield, most respondents said they were interested in bigger lot sizes, with 58 per cent indicating they wanted land greater than 600 m2, while a further 24 per cent said they wanted land in the 500 to 600 m2 range.
Affordability and market conditions were the top concerns of respondents when asked what was the biggest challenge they faced when trying to purchase a property. Availability also came through strongly.
Parklea’s $2000 solar rebate for out-of-pocket expenses gathered limited interest, with 38 per cent indicating it was ‘neither likely nor unlikely’ to influence their decision to buy at Lillifield. Another 32 per cent said it was ‘likely’ to influence their decision. Only 19 per cent said it was ‘very likely’ to influence their decision.
Parklea’s $500 security rebate elicited more interest with 38 per cent of respondents saying they were ‘likely’ to buy at Lillifield because of the rebate.
The preferred internet provider was NBN, with 52 per cent preferring it over OptiComm.
Most respondents have resumed working from the office following the pandemic lockdowns with 86 per cent saying that working from home had no impact on their choice of location to live.
Parklea Sales and Marketing manager Jarod Mills said the desirability of space and larger blocks was very much the message that come through on the survey.
When asked for comments one respondent wrote “Having good size blocks where homes are not squeezed in together is very important to us. Living regionally, it would be great to embrace the space and lifestyle with reasonable sized blocks of land.”
“Potential buyers were definitely interested in larger blocks with generous street frontages,” Mr Mills said.
“We think Lillifield will impress buyers looking for space and liveability.”
Provision of amenities was also important to potential buyers, as was access to healthcare, shopping, cafes and, as one respondent wrote, “a good view would be a bonus”.
“Lived in a Parklea estate and loved it (Timbertop) and now very much looking forward to this new release,” wrote another.
Lillifield will comprise 1000 lots and, when completed, will include a shopping centre, modern primary school, and convenient childcare facilities.
“Parklea is very excited about Lillifield. Interest in Warragul as a fantastic regional town has exploded since the pandemic and we think Lillifield will be a great addition to the housing options on offer in this beautiful part of Victoria,” Mr Mills said.
